Show Development
Thoroughbred Living

If your idea of heaven is a magnificent home set in the rolling green hills of KwaZulu-Natal’s North Coast – where senses are sated by breathtaking sea views and salt-scented breezes, then you have to pay a visit to Seaton Delaval.

Unashamedly upmarket, the development is marketed as a truly uncompromising commitment to equine excellence, devoted to the advancement and enjoyment of horsemanship in all its forms and to repositioning the traditional boundaries of luxurious estate living.

Seaton Delaval boasts Olympic-standard showjumping and dressage arenas, where the country’s best horses and riders will compete for national and international honours – and a cross-country trail traversing the estate’s varied landscape that tests the limits of horse and rider in scenic surrounds.

Two international-standard polo fields flank well-maintained polocrosse fields that can also be used as polo practice fields, and architecturally-designed barns provide stabling for 120 horses as well as having all the ancillary facilities required to maintain horses in the best possible conditions. Additional temporary stabling is planned for use during competitions and ample space is provided for paddocks. There are 27 kilometres of bridle, walking, jogging, and cycle paths on the estate.

An equestrian clubhouse, with catering and bar facilities, will occupy the original manor house, while the Pavilion clubhouse with the viewing decks, suites, restaurant, bars and function rooms – so necessary for an international polo destination – will be situated alongside the southern polo field. The grandeur and quality of this clubhouse, say the developers, will stand as a testament to polo’s royal history.

For the young in years and heart, a multi-purpose centre hosting tennis and squash courts, a swimming pool, half-size soccer field and clubhouse, will ensure a safe and convenient environment for exercise.

Ideally positioned at Sheffield, just a few minutes north of Ballito, Seaton Delaval is close to the North Coast’s pristine beaches and is easily accessed from the N2. It is 20 minutes from the Gateway shopping centre and the Umhlanga business node, a mere 15 minutes from the new King Shaka airport, and is conveniently close to excellent schools, a hospital and veterinary amenities.

The estate’s architectural code envisages contemporary stylish manor houses – set in exquisite sub-tropical landscaping – that feature bold columns, natural stonework and the use of a limited range of materials in shades derived from an earthy palette. Raised timber decks, terraces and deep verandas crafted from Clay Lava Lotto roof tiles and curved free-flowing beams, will emphasise the integration of indoor and outdoor living.

As befits a world-class estate, landscaping is immaculate with well-manicured lawns and established trees throughout the property.  The continuing vision for Seaton Delaval is that planting on the common property will be wholly indigenous and more than 100 000 trees and plants are being propagated on the estate. Homeowners will be required to submit landscape plans with their architectural plans to ensure that the ambience of the estate is maintained. Sixty per cent of the land on the estate will remain undeveloped and is being returned to its indigenous coastal flora in the form of wetlands and forests.

Three-hundred-and-sixty hectares in extent, Seaton Delaval offers 940 stands, which range in price from R595 000 to R4-million; and comprise the Equestrian, White Horses and Polo Estates, including eight medium-density developments.

The Equestrian Estate has 31 freehold stands, averaging 11 000m² each, allowing owners to graze their horses in privately-owned paddocks outside their respective homes. Separated by white post-and-rail fencing, these spacious and exclusive estates within the bigger estate are granted maximum privacy by the careful positioning of homes on different levels across the hills.

The 328 freehold stands on the White Horses Estate, each an average size of 2 600m², are rated as prime North Coast investments – and are positioned on hills that undulate towards the coast, with either extensive sea views or captivating inland vistas. The Polo Estate, with its 187 freehold stands, each 1260m² in extent, will offer the ultimate spacious  and lock up and go lifestyle, while 394 pre-planned simplex
and duplex units built across eight sectional-title develop-ments will enjoy access to all Seaton Delaval equestrian and lifestyle facilities.

Security, as befits a development of this nature, is uncompromising, with state-of-the-art infrared camera and sensor technology being added to the 24-hour-manned guard house and monitored electric fencing.

And epitomising Seaton Delaval’s attention to detail where commitment to excellence is reflected in every aspect of the estate, a signature style element – positioned at the entrance of each estate – will be life-size bronze horse sculptures created by sculptors Eric Symes and Peter Hall. This is thoroughbred living indeed.
