Rawson Launch 70 Unit Olive Grove In Grassy Park
For a number of reasons, mostly connected with the scheduling of other developments, Rawson Developers held back their planned launch of a new apartment complex in Grassy Park, the date for which had been set for late November last year.
Now, however, they are going ahead with the sale of these apartments. They are, says Rawson Developers MD, Paul Henry, confident that sales will be very fast, as their investor list has a strong following.
“There are buyers who know about the development and they want to secure at the earliest opportunity,” said Henry.
The project has now been given the name “Olive Grove”.
The two and three storey blocks will have seventy 51m² two bedroom units, each with a separate living/dining area and a kitchen fitted with an oven, a hob and a sink. Floors will be tiled or carpeted. All the ground floor units will have exclusive use gardens and the upper floors with have Juliette balconies.
The prices are now pitched from R440 000 to R499 000 and all prices will include transfer and bond costs. Buyers, says Trevor Weston-Green, Rawson Developers planner and strategist, will be asked only for a R5 000 deposit and should consult Rawson Finance, whose track record in achieving bonds is above average. In addition, the price includes one secure parking bay and buyers can purchase additional parking bays at R22 500 each.
The attractions of the project, said Henry, are its very competitive price, its position on Klip Road and its facilities, including a children’s play park, braai facilities and a laundry for residents. Furthermore the security of the development has been given top priority.
The development will be enclosed by an electrified fence and have an intercom system.
Rawson Developers commissioned Cape Town architect Gordon Hart to design the scheme and will employ their own building team, thereby achieving savings that would not be possible if the work was outsourced.
Occupation is expected to be given in mid 2011.
“It is worth commenting,” said Henry, “that Rawson Developers is one of the few Cape developers still launching major projects.”
