New Developments Maremmana Estate: Comtemporary Country Living
Maremmana is located approximately one hour from Cape Town in the Overberg region. It is 13 Km from the coast, 6 Km from the Botriver Lagoon and Arabella Golf Estate and 25 Km from the whale watching capital of South Africa, Hermanus. The design philosophy of Maremmana is driven by the desire to create a contemporary rural community, enriched by traditional Cape spatial forms and architecture. The development seeks to generate a synergy between the natural landscape, agriculture, polo, equestrian activities and a rural residential fabric. The layout is strongly informed by the natural landscape and the topography of the site, with a practice polo field, stables and paddocks developed on fallow farmland, and the residential erven situated on the more private eastern portion of the site, below a private nature reserve. The erven enjoy spectacular views of the Babilonstoring Mountains, the Houwhoek Mountains and the new fishing dam. The total area of the Estate is approximately 90 hectares (220 acres), of which 3 hectares is to be developed as 50 residential erven. The erven are divided in three groups surrounded by natural fynbos. Each group has a specific character derived from its orientation and the surrounding activities. The Court Sites are arranged on two large Cape “werf” spaces, with formal landscaping and water features. The Fynbos and Paddock Sites similarly derive their names from the surrounding landscape. The residential erven are each 400m². Development is restricted to single storey houses, and is generously spaced to minimize the impact of the development on the landscape, and to ensure uninterrupted views. Architectural style will be controlled to ensure a contemporary architectural language relevant to its location, climate, and the rural character of Maremmana.
