Residential Property News Sole mandate coup for Seeff Properties' Lance Cohen
Lance Cohen, one of the top consultants at Seeff Atlantic Seaboard, recently scored a massive coup, securing a nine-month sole mandate for one of the most significant properties in Clifton, ahead of all his competitors, and has listed the apartment at a sale price of R40 million. The exclusive apartment - 3 Cliffrock - is one of just six within this prestigious block. Very few of these properties come on to the market with only two having changed hands over the past 15 years. According to Cohen, this confirms that these properties offer buyers significant return on their investments. Each of the Cliffrock apartments occupies one floor and can be accessed via an elevator with level secure protection. Residents enjoy unsurpassed views and have direct access to Clifton’s second beach which is sheltered for 95 percent of the year. This 325 square metre apartment comprises a 228 square interior with three bedrooms and two bathrooms and four reception rooms as well as external terraces measuring 76 square metres. Features include its own water feature and rim flow, jet stream heated pool as well as staff quarters with a separate bathroom. Security is a priority and the extensive security system includes an intercom with cctv and secure lock entry doors. Five internal security barriers have also been created. However, less than 24 hours later, he called Cohen for a second interview, adding that he had elected not to interview the other agents as he was perfectly happy with Seeff Properties. The owners’ decision to award Seeff Atlantic Seaboard a sole mandate over its competitors has been attributed to Cohen’s ongoing successes. He has clocked up substantial sales over the past six months, including those of 71 Victoria Rd for R25 million, 7 Clifton Rd for R18,5 million, 6 De Wet Rd for R12,25 million and 23 3rd Beach for R11.5 million.
