 Waverley Office Park opening early 2010

With its prime position the landmark R500 million Waverley Office Park development in Johannesburg has been designed to seamlessly fuse the elements of its surroundings to create a positive work environment.

Waverley Office Park is being developed by New Order Investments, a joint venture between respected property developers and investors Vlaming (Pty) Limited, Devcon Projects (Pty) Limited and Top-Flite Properties (Pty) Limited.  Vlaming and Devcon are also the developers of Cedar Office Estate in Fourways.

The first phase of Waverley Office Park is scheduled for completion in February 2010 when the first tenants will take occupation. It comprises a prime office block, which will be the ‘flagship building’ for Waverley Office Park.

Designed by Messaris Wapenaar Partnership Consulting Architects, the vision for Waverley Office Park was to create a visually striking building with layers and depth.

“Waverley Office Park is an AAA grade building centrally located between the highway and surrounding residential areas. We wanted to create a space that draws from the energetic node whilst having the pleasure of a more natural setting.” says Jan Vlaming of Vlaming (Pty) Ltd.  

This vision led to the horse-shoe shape of the building. This design creates an enclave and level of privacy for office tenants from the busy surrounding intersections.  Terraces that appear on the ground and lower ground floor assist in allowing users to interact with the outdoor spaces located within the office park. 

“Waverley Office Park is located in a prime location.” says John Greve of Devcon.  “The site is located close to new BRT (Bus Rapid Transit) route and the M1 highway. Corporate tenants can gain maximum benefits from the great highway frontage.  The office park is in close proximity to Melrose Arch and its surrounding business node.”

Waverley Office Park offers security and ample parking, with surface and three levels of basement parking.  It will also feature green outdoor spaces for tenants to enjoy. 

The introduction of natural materials i.e. stone will help re-enforce the natural setting.  A pond will be created within the development as a means of attenuating stormwater. Although the attenuation of stormwater was first seen as a challenge, the pond now offers an opportunity to create an area that will enhance the outdoor space of the office park.
